VALUATION EXPERIENCE
Victor H. McConnell, MAI has real property appraisal experience in 33 states, including extensive experience with the valuation of healthcare related properties. Mr. McConnell has been responsible for the management of large portfolio assignments comprised of properties including both medical and non-medical real estate assets. Mr. McConnell’s valuation experience includes determining fair market value for Stark Law compliance, financing, possible sale or purchase, allocation of purchase price, ad valorem purposes, and internal planning purposes. Mr. McConnell has performed valuation assignments for numerous healthcare-related entities, including a variety of hospitals, physician groups, for-profit and not-for-profit health systems, as well as corporate and governmental clients. Clients served include: Hospital Corporation of America (HCA), Tenet Healthcare Corporation, Community Health Systems (CHS), CHRISTUS Health, USPI, Healthcare REIT, St. Joseph Healthcare, Cooper Health System, Trinity Mother Frances Hospitals, Ascension Health, LifeCare Hospitals, Baylor Scott & White, 21st Century Oncology, Barclays, Wells Fargo, CVS/pharmacy, Walgreens, Target Corporation, Capital One, Citibank, and the General Services Administration (GSA) of the U.S. Federal Government. Mr. McConnell’s valuation experience also includes non-healthcare properties such as: “zero cash flow” properties, corporate headquarters, regional outlet malls, strip and neighborhood shopping centers, warehouse/distribution centers, restaurants, convenience stores, apartment complexes, office buildings, parking garages, and federal courthouses.
