Specializing in the valuation of healthcare related properties, Mr. Smutz’s experience includes determining Fair Market Value for Stark Law compliance; Market Value for financing and possible sale or purchase; allocation of purchase price (Fair Value); and real property valuation for ad valorem purposes. In addition to real property appraisal experience Mr. Smutz has experience providing economic useful life analysis for non-profit health systems, which has helped these health systems accurately report the economic useful lives and remaining useful lives of their real estate assets for financial reporting purposes. Mr. Smutz has performed assignments for numerous healthcare-related entities, including a variety of hospitals, physician groups, for-profit and not-for-profit health systems, as well as corporate clients.
Types of medically-oriented properties analyzed include: cancer clinics, medical offices, ambulatory surgery centers (ASCs), diagnostic imaging facilities, urgent care centers, free standing emergency departments (FSEDs), skilled nursing facilities (SNFs), acute care hospitals, rehab hospitals, and LTACHs. Mr. Smutz’s valuation experience also includes non-healthcare properties such as: strip and neighborhood shopping centers, warehouse/distribution centers, restaurants, convenience stores, apartment complexes, office buildings, and automotive service centers.
